Outgrowing Your Home? Don't Leave, Add On

When you love your neighborhood, your schools, and the life you've built, packing up and starting over somewhere new is a steep price to pay for a little more space.

A well-designed addition gives you the room you need right where you already are: a bigger kitchen, a new primary suite, a home office, or a full second story. Lermaxx Builders handles the entire project, matching the new space to your existing home so it reads as original, not tacked on.

We manage the foundation, framing, systems, and finishes as one coordinated build, so the addition feels like it was always part of the house. You get more home without losing the one you love.

Which Kind of Additions Fits Your Home & Your Needs?

Additions come in a few different shapes, and the right one depends on how much space you need and what your lot and home will support.

  • Room Addition:
Extends your footprint outward for a new bedroom, family room, or bigger kitchen

  • Second-Story Addition:
Builds up instead of out, which is ideal when your lot is tight, but your needs aren't

  • In-Law or Primary Suite:
Adds a private, self-contained space for aging parents, guests, or a well-earned retreat

  • Bump-Out:
Borrows just enough square footage to make a cramped kitchen or bathroom finally work

Not sure which one fits your home? That's exactly what the first conversation is for.

Frequently Asked Questions About Home Additions

Is it more cost-effective to add on or buy a bigger house?expand_more

For a lot of homeowners, adding on pens out better than moving once you factor in agent fees, closing costs, a higher mortgage rate, and the emotional cost of leaving a place you love. An addition lets you invest that money directly into your own property instead of handing it to the transaction. We're happy to help you think it through honestly during your consultation.

How long does a home addition take?expand_more

Timelines depend on the size and type of addition, with a straightforward room addition moving faster than a full second story. Design, engineering, and permitting all factor into the schedule before construction even begins. You'll get a realistic, written timeline up front so you can plan around it.

Will the addition match the rest of my house?expand_more

That's the goal every time. We match rooflines, siding, trim, and finishes so the new space blends seamlessly with your existing home, inside and out. A good addition should look like it was part of the original plan, not an afterthought.

Do you handle the design, engineering, and permits?expand_more

Yes, all of it. As a design-build contractor, we coordinate the design, structural engineering, and permitting in-house, or work from plans you already have. One team carries the project from first sketch to final walkthrough.

Our Process

1 | Plan

We start with a conversation about your goals, budget, and timeline, then visit your property to see the space firsthand. From there, you get a detailed written scope and honest estimate, so you know exactly what you're getting before any work begins.

2 | Prepare

Once you approve the scope, we handle the groundwork that keeps construction on track. We finalize the contract, coordinate any design, engineering, and permits your project needs, and line up schedules, subcontractors, and materials before we build.

3 | Build

Our crew builds to the approved scope with quality materials, a clean jobsite, and daily communication. We finish with a walkthrough, punch list, and full documentation, and hand you a completed space that's ready to enjoy.
